Completeness

The Miami-Dade County Clerk's Official Records index was searched on 2026-10-30 for Declaration-type instruments recorded against the condominium after the Sixth Amendment. None is indexed. Repeat the search before relying on the pack being complete.

One further recorded instrument is sometimes cited against the Declaration by title insurers: an agreement recorded 1995-02-07 at OR 16672/2296 between the developer and a hotel operator. It is an agreement, not an amendment to the Declaration, and it is not reproduced here.

Known defects in the record

The recorded documents contain inconsistencies that are reproduced as recorded, not corrected:

• The Second Amendment (1993) enlarged Commercial Unit CU-2 to absorb the eliminated units L-7 and L-8 and set its share at .014610, with CU-2A at .000006. The replacement share tables in the Fourth and Sixth Amendments restate CU-2 at the ordinary Type XI figure, omit CU-2A, and still list L-7 and L-8. The recorded shares therefore do not sum to 100 percent.
• Scrivener's errors in the instruments (for example "marjority", "Board of Developers") are left as recorded and marked [sic] where the transcriber noted them.
